Inventory in the Chapel Hill and Carrboro market increased 9.2% year over year in June, reaching 439 available homes. More inventory gives buyers additional time to compare properties rather than feeling pressured to pursue the first suitable home that appears.

However, new listings declined 9.3% from the previous June. If that pattern continues, the additional selection buyers are currently seeing could begin to tighten later in the year.

Homes Are Taking Longer to Sell

One of the most noticeable changes in 2026 is the amount of time homes are spending on the market. June data showed an average of 37 days on the market for Chapel Hill and Carrboro, more than double the figure from a year earlier.

This does not mean demand has disappeared. Closed sales increased 13.4% year over year in June. Instead, buyers are becoming more selective, and homes must be positioned correctly from the beginning. Properties that are priced appropriately, professionally photographed, well maintained, and effectively marketed can still attract strong interest.
